Housing Needs in Wawa, Ontario

Northern Policy Institute, in partnership with the Municipality of Wawa, has issued a discussion paper on housing in the community. Those interested in the growth and sustainability of Wawa are invited to comment via an online feedback form.

The report provides an updated assessment of Wawa's housing market and forecasts housing demand through 2041 based on the most recent demographic and housing data.

Although overall population growth remains modest, analysis to date forecasts significant aging. By 2041, residents aged 65 and over will account for 31.8% of the total population—an increase of 9.8 percentage points compared with 2021.

The report also finds that while housing remains affordable, supply is problematic. With large multi bedroom houses dominating and smaller units (“starter homes”) in short supply. Family size continues to fall and the age of the head of households continues to rise. Yet the community has insufficient seniors housing to meet the current needs, let alone projected growth in the demand for seniors housing and related support systems.
